From litigation through repair: understanding and resolving moisture entry in a mid–rise Condo
This paper describes the litigation investigation and rehabilitation conducted on a midrise condo building located in Denver, Colorado, the USA. This paper discusses the investigative techniques used for discovering and determining if the defect was at issue with the building's construction and ultimately, the necessary repairs performed to rectify the defect. The engineering company involved provided a third–party neutral observer role between the Homeowners Association (HOA) and the builder to ensure that the mediated repairs were undertaken. A neutral observer role is different from the typical position of owner's representative on other repair projects. This paper provides an overview of the entire process, from initial investigation through rehabilitation of this barrier EIFS–clad midrise building.
