With rural property delivering strong investment returns in recent years, one of the key issues for fund managers has been whether to retain or sell assets. Other concerns include striking the right balance between income and capital value and addressing the growing burden of compliance. Public institutions in particular need to demonstrate transparent good governance and stewardship of the assets.  

While aiming to maximise net income through for example efficient rent collection and regular rent reviews, we stay alert to all possibilities for developing the assets. This might involve obtaining vacant possession, changing the terms of a lease, gaining planning permission for change of use or amalgamating holdings.

We often assign an asset manager who is independent of the property services team, to test current performance and to establish a plan for the estate to fulfill its potential.

We manage over 350,000 acres on behalf of major institutions, including The Crown Estate, the Duchy of Lancaster, Zurich and Legal & General.
