Brownfield sites often carry the burden of historical land use, including potential spillages and leaking storage tanks. Brownfield sites are often located in up and coming urban and suburban areas, however there is often an element of worry in purchasing such a site for redevelopment.

Environmental Permitting, IPPC and PPC

There are no longer separate regimes for Waste Management, IPPC or PPC. All are now regulated by the new Environmental Permitting Regulations which came into force on 6 April 2008. These new regulations aim to make existing legislation more efficient by combining Pollution Prevention and Control (PPC and IPPC) and Waste Management Licensing (WML) regulations.

Environmental Impact Assessments

The Environmental Impact Assessment (EIA) is a process which identifies the environmental effects, both positive and negative of a proposed development. Projects requiring an EIA are typically complex, with a wide range of associated environmental effects. They often occupy extensive sites and are in sensitive locations. They are likely to raise issues which are not always easy to resolve, and which often attract contentious representations.

Phase 1 Habitat Surveys / Wildlife Surveys

A Phase 1 Habitat Survey / Wildlife Survey is the standard technique for classifying and mapping British habitats as laid down by the Joint Nature Conservation Committee. This type of survey provides a record of habitats that are likely to be ecologically important, including providing target notes on important aspects of a site. A phase 1 habitat survey / Wildlife Survey can be carried out all year round, but it is best done in spring/summer when vegetation is more readily identifiable.
