Geoenvironmental Site Investigation

We fully appreciate the environmental and financial risks associated with contamination from historical activities on land, which have to be considered in the context of the environmental sensitivity of the site setting and the current or proposed usage of the land. We have the same deep understanding of the commercial implications associated with the structural integrity of the ground and geotechnical engineering challenges. Our staged approach to land assessment enables the developer to understand the risks, provides the regulatory authorities with the documentation they require and satisfies investors. We are also able to produce reports to assist in achieving awards for BREEAM credits for building on previously developed and/or contaminated land.

Multi-disciplinary Site Risk Screening

From the early stages of feasibility assessment, Delta-Simons advises developers and quantity surveyors on a wide range of development abnormals, enabling the client to understand the cost and timescale implications associated with individual site conditions in the context of the development proposals.

Quantitative Risk Assessment (QRA)

Delta-Simons undertakes QRA`s to determine site specific remediation targets; ensure the appropriate measures are undertaken to protect sensitive environmental receptors and discharge associated contaminated land planning conditions.

Ownership Liability Appraisal and Insurance

Liability appraisals are routinely undertaken for institutional investors to identify key environmental risks and whether they have the potential to manifest as statutory or third party liabilities, affect future asset value or its liquidity. Our advice can extend to advising on the suitability of and procurement of bespoke insurance policies to unlock deals and protect asset value.

Remediation Supervision & Validation

The appropriate selection and execution of any remediation technique depends on a range of factors including the contamination, the ground conditions, the sensitivity of the environment, available timescale and not least – cost. Delta-Simons has chosen not to offer contracted remediation services, instead offering un-biased independent consultancy advice regarding the need for, and suitability of, any given remediation technique. With nothing to gain from selling remediation, Delta-Simons can provide balanced and uniquely objective advice to our customers at all times. With a deep understanding of the technical and commercial challenges associated with remediation, development and land management, Delta-Simons can identify the most appropriate remediation technology available from suitable contractors and assist the procurement and management of the selected contractor(s) and independently validate the results for our customers.

Regulatory Consultation

With the customer`s business drivers in mind, Delta-Simons will make best use of its experienced consultants to work efficiently with the local authorities, Environment Agency and other regulators to negotiate planning approval or a remedial solution for a development or agree the most cost effective management programme for legacy contamination or routine monitoring requirements.

Development Planning Condition Approval

Delta-Simons routinely delivers services to satisfy planning conditions and broader requirements of the planning process including Phase I, Phase II Site Investigation, Landgas Appraisal, QRA, Remediation Method Statement, Validation and Closure and Environmental Impact Assessments. Delta-Simons can identify invasive weeds on site, and provide the developer with the most cost-effective eradication solution based on the development programme or longer term land management plan. Delta-Simons can assist customers to select, procure and manage the most appropriate and cost effective invasive weed eradication or management plan for the customer`s unique circumstances.

Environmental Due Diligence

Property asset portfolios often contain properties with a wide ranging risk profile based on a combination of historic and current use in the context of the environmental setting. Delta-Simons has developed a range of bespoke tools to enable the effective risk profiling of property assets which can feed-in to pre-acquisition liability appraisals for investors, or management plans for asset managers.

Design and Management of Ground Investigation Works

Delta-Simons can undertake the design and management of ground investigations to a given objective, scope or budget provided by the developer, architect or engineer. Ground investigations are designed by listening to the customer`s requirements first to check what type of approach is required; Eurocode 7, or a traditional approach using BS5930.
