Sick Building Syndrome (SBS)

Over the last 30 years, the introduction of new technologies & synthetic materials, dramatic increases in the number of white-collar workers, and "tighter" energy-conserving building methods & materials are all factors that could have a bearing in the significant rise in complaints of SBS, or "Sick Building Syndrome." SBS is a generic term used to describe a wide array of symptoms that may include nose, throat or eye irritation, dizziness, headaches and/or difficulty concentrating. If these symptoms are reported by a number of people working in the same building, cannot be associated with a definite cause, and are relieved once leaving the building or area, then SBS may be suspected. Typically, one or more workers will complain of one or more of these symptoms, which can ultimately lead to the need for an investigation by qualified professionals.

Phase I Assessments

One of the most critical risks to a purchaser in a real estate transaction is the potential responsibility for environmental hazards associated with the property. Fixing these problems can be notoriously costly—in many cases they can amount to more than the cost of the property. There is no more important step in the transaction than uncovering environmental problems, many of which are impossible or impractical for the layperson to detect. A Phase I environmental site assessment (ESA) looks for potential environmental hazards, including lead-based paint, asbestos, radon, chemical seepage and others. Because the liability for environmental cleanups is the owner"s, it is crucial to know about these problems before a transaction is completed.

Phase II Assessments

When a Phase I Environmental Site Assessment (ESA) indicates the presence of an environmental hazard, a Phase II ESA is undertaken to present a clearer picture of the hazard and its associated risk and liability. A more intrusive process than the Phase I ESA, samples may be taken of subsurface soil, groundwater & wells, surface water, lead paint & asbestos, to name only a few. Depending on the nature and degree of hazard suspected, the process can range from collecting and analyzing a relatively few samples to employing complex sampling protocols. Sophisticated equipment and protocols demand that this work be performed by experienced professionals, and sampling results are analyzed by independent laboratories, maintaining a complete chain of custody for all samples.

Risk Assessment Modeling

According to the EPA, a hazard is a potential source of harm, and risk is the probability of adverse effects resulting from exposure to an environmental agent or mixture of agents. Risk assessment is the evaluation of scientific information on the hazardous properties of environmental agents, the dose-response relationship, and the extent of human exposure to those agents, culminating in a statement regarding the probability that populations or individuals so exposed will be harmed and to what degree.

Ship Recycling

Most ships that have outlived their useful lives are scrapped, allowing steel, copper and other materials to be recovered for reselling or recycling. The process generates regulated wastes that need to be managed, properly recovered, and disposed of. Since many countries govern ship scrapping with minimal or no environmental or health & safety regulations, much of this work is done with little regard for extremely sensitive coastal environments or the health & safety of workers. In contrast, U.S. and local governments oversee ship recycling through extensive and complex environmental impact regulations designed to protect shorelines and the world"s oceans. Compliance with U.S. and local regulations presents unique environmental problems, problems that Environmental Profiles" professionals are well acquainted with, thanks to our extensive ship recycling experience.
