RAI’s Owner Representative service allows RAI staff to serve as an extension of the project owner. Most project owners, through no fault of their own, do not have the construction management experience or required resources to properly guide their project to completion. By providing the leadership, guidance, and expertise needed throughout the duration of the project, the RAI team protects the Owner’s interest from project inception to project closeout.

Established in 1987, the firm has contributed to more than 1,000 projects with a combined value exceeding $10 billion. The company's services are diverse, covering construction management, owner representation, pre-construction and risk analysis, CPM scheduling, cost controls, dispute resolution, auditing, and integrity monitoring. RAI's technical team is well-versed across various construction disciplines and uses advanced scheduling tools such as Primavera and MS Project tailored to client needs. All scheduling engineers at RAI possess extensive backgrounds in the construction industry and are either certified or pursuing certification as Planning and Scheduling Professionals (PSPs), ensuring a high level of expertise and adherence to industry standards.

RAI assists owners, contractors, sub-contractors, and suppliers in preparing, analyzing, or defending claims for outstanding balances and increased costs resulting from changes in project scope or job delays.  In addition to applying the most current management techniques such as Critical Path Scheduling (CPM) and computerized cost analysis to the construction claims area, we bring the advantage of total objectivity.  Our objectivity in analyzing a claim very often saves much time and money by eliminating the emotionalism associated with many claims and bringing about a quick settlement.

RAI assists owners and clients by providing the required skills and know how to perform construction or project audits. Comprehensive knowledge of construction industry practices and procedures is paramount in establishing the criteria for an audit review of construction management contract documents, bid and award procedures, progress payment and change order review, or final payment/closeout protocol. RAI’s familiarity with standards of conduct in the industry, the bidding standards established for use on private and public work projects, and the degree of completeness necessary for contract documents provides the basis for our audit and determination, review differentiating acceptable management practices from non-acceptable management practices on a construction project. An in-depth, chronological, forensic analysis of the budget and cost control practices utilized on a project and the establishment of targeted audit criteria  provides the owner with cost control observations and recommendations to be implemented as they deem necessary.
