LEED Certification
Sustainable Solutions Corporation The Business Case for LEED NC Certification The LEED for New Construction (NC) Rating System is designed to guide and distinguish high-performance commercial and institutional projects. Forward-thinking companies understand the significance of sustainability in the current marketplace and recognize that integrating sustainability – and LEED certification – into new construction projects can create value and contribute to bottom line growth. LEED NC Certification Services Benefits of LEED NC Certification: • Increase Building Efficiency and Reduce Operating Costs • Improve Productivity – Studies conducted by the U.S. Department of Energy of workers in green buildings reported productivity gains of up to 16% • Enhance Building Marketability – Increase rental rates while extending tenant retention and attracting new tenants – LEED Rental premium is $11.33 per sq. ft. with 4.1% higher occupancy rates (CoStar Study Finds Energy Star, LEED Bldgs. Outperform Peers, 2010) To learn more about the value of LEED NC Certification Services, contact: Jeremy Kuhre · (610) 569-1047 Office · Jeremy@SustainableSolutionsCorporation.com www.SustainableSolutionsCorporation.com According to The Cost of Green Revisited by Davis Langdon (2007), “…there is no significant difference in average costs for [constructing] green buildings as compared to non-green buildings.” Why Choose SSC? Utilizing over 10 years of practical experience and our comprehensive process, SSC provides a “turn-key” LEED Certification service from pre-design through receiving the plaque. This integrated approach ensures project coordination and efficiency, reducing total project costs. A satisfied LEED customer recently commented, “You speak ‘construction’.” The SSC team consists of 3 LEED Accredited Professionals and 4 LEED Green Associates, including construction professionals with applicable knowledge in project management, construction practices and construction documentation. This allows SSC to be flexible to your existing processes while implementing valuable LEED practices – such as the design charrette, integrated design, commissioning, and construction waste recycling. We can also assist our clients with the transition to LEED 2012. SSC stays current and well-informed about the changes in each rating system from 2009 to the 2012 version and has proposed recommendations during public comment periods. Sustainable Solutions Corporation LEED NC Certification Services Case Study The Sheraton Lincoln Harbor Hotel, located in Weehawken, NJ, recently achieved Leadership in Energy and Environmental Design (LEED) for Commercial Interiors (CI) Silver certification. The property, owned by Hartz Mountain Industries, is the first and only LEED CI Silver Hotel in NJ and the first LEED CI Silver Sheraton in the US. SSC headed the integrated design team that worked collaboratively throughout the entire project to ensure all coordinated efforts flowed smoothly. The renovation to the hotel has reduced environmental impacts while reducing operating expenses. For instance, by using low wattage compact fluorescent lamps for lighting in the guest rooms, lighting density was cut by over 20%. The collective water reduction initiatives reduced use by 31%, which is a projected savings of over 1.4 million gallons of water annually. These savings have a direct financial benefit in reducing monthly operating bills. Reducing the impact of the project beyond electricity and water demand was important to the project team. Notably, there were no additional costs associated with installing LEED specified products versus conventional manufacturing products. LEED Material Highlights: • 88% of the wood materials were Forest Stewardship Council (FSC) certified. • 40% regional materials (materials are considered regional if they have been extracted/harvested and manufactured within a 500 mile radius of the construction project). • 10% recycled materials including ceiling tiles, carpet and furniture. Furniture and case goods were purchased and manufactured meeting all LEED guidelines. • Low-flow plumbing fixtures in guest rooms provide significant water reduction without compromising guest comfort.
