The design of improvements to a site must consider all the physical aspects of the site as well as any regulatory restrictions. A complete physical survey of any site includes `surveys` that are not apparent to the ultimate user of the developed project, but which are very important to preparation of a successful plan. The engineer and surveyor must collect information regarding the ownership of the site and its boundaries for a traditional boundary survey. In addition they must prepare topographic mappings of the surface shape of the site, and mappings of the soils, water bodies and vegetation on the site. Often, this mapping includes some sampling of unseen aspects of the property, such as soil depths, groundwater elevations and depths of underlying bedrock.
Additional reports and studies, such as studies of the character of the groundwater and its flows may be prepared. Data regarding surrounding sites and surrounding conditions, such as traffic flows and surrounding development, may also be performed. The objective of this work is to produce a complete description of the site for use in design.
Civil design considers basic elements of a project that connect the improvements to the site and its surroundings. Design of drainage and control of stormwater and erosion, design of water and sewer lines, analysis of traffic patterns, parking and vehicle circulation are all aspects of civil design. The elements of this phase of a project have profound impacts on the completed project and in many cases are essential to satisfying the basic zoning and planning requirements of the community in which a project is located.
As part of the project design, we look at the local, state and federal regulations that will affect the project site. We develop the plans and reports necessary to present to the local planning boards and compile the data for the state and federal permits.
We have performed site surveys and civil designs for numerous projects ranging from individual urban lots of less than one acre to large undeveloped parcels of over 500 acres. We have designed residential subdivisions, commercial developments and industrial sites. The common thread that joins all of our projects is our ability to gather factual and physical data and to use this data to develop practical solutions.
