Commisioning Construction
We can assume responsibility for the implementation of a building project on behalf of the developer by making use of our partnership networks. As developers, we conduct needs and project analyses, are in charge of hiring and coordinating planning and design personnel, look after the building phase and its management, and take care of the handover and inauguration of the building. We can also handle matters related to post-completion follow-ups and warranty periods, as well as project management tasks such as scheduling, cost management, and cost monitoring. Depenging on your wish, Vahanen can be entirely or partly in charge of the building commissioning process.
Needs analysis and project planning
A commissioning project starts with a needs analysis that examines the necessity of building a new real estate and makes a preliminary description of the required facilities and structures, as well as the demands placed on them. Diverse alternative solutions are evaluated in the analysis.
If the needs analysis leads to project start-up, we begin project planning which entails setting specific requirements regarding the scope, functionality, quality, costs, timing, and maintenance of the building project. The project plan also determines the building site and the method of implementation. The plan contains the project related information that is needed for the developer’s investment decision, as well as requirement specifications for construction planning. Investment decisions can be made on the basis of the project plan.
Planning and construction
The drafting stage is used for examining alternative land use solutions and for choosing the one that best corresponds to the targets set in the project plan. Based on this, an investment cost estimation and a review of maintanance costs are compiled, and the impact on operating expenses is checked.
The implementation plan consists of plans for the actual construction work, as well as for the tendering and acquisition documents related to the contract. The preparation stage ends with the construction decision. In the construction phase, supervision is used to ensure fulfilment of contractual duties, an end result that meets the set quality criteria, and the necessary fitness for use and maintenance. The project ends with the handover of the completed building, after which it can be taken into use. That is the beginning of a two-year warranty period.
