Due Diligence Investigation Services
A due diligence investigation is essential for understanding potential environmental issues and liabilities that may be present during a real property transaction. These types of investigations provide individuals involved in the transaction with information that could cause costly delays, impact employee safety, identify hazardous materials, and even lead to changes in the lease or purchase price of the property.
An environmental site assessment (ESA) helps to determine whether an environmental, safety or health liability exists. Real estate transactions and/or Industrial Site Recovery Act (SRA)/Resource Conservation and Recovery Act (RCRA) - related services follow the American Society of Testing and Materials (MSTS) inspection protocols, and can be customized for specific applications.
Services include:
- Phase I inspections can include initial site evaluation and records review to determine if a potential liability and/or deficiency exists.
- Phase II inspections are designed to confirm and delineate or deny the existence of potential liabilities or identified deficiencies during Phase I inspection. Sampling and analysis, or other definitive means, are typically employed.
- Phase III is typically a remedial operation to correct deficiencies confirmed by a Phase II inspection. Monitoring of remedial operations and final sampling may be performed to document achievement of clearance criteria.
