When commercial and industrial properties are sold, the due diligence process usually includes evaluating potential liabilities associated with any residual contamination. This involves conducting a Phase I environmental site assessment, which uses existing information from public and private sources to make the evaluation. If the Phase I assessment indicates that contamination is likely, sampling may be required. In that case, a Phase II assessment is conducted, and the sampling results are used to refine the estimate of associated liabilities.
