When undertaking due diligence for your client’s residential property purchase, it’s recommended that environmental contaminated land insurance is purchased at the same time.
It is essential for your clients to have a comprehensive understanding of the property they are looking to purchase. If they complete the transaction and the property is found to be contaminated, the new owner could be liable for the remediation should the original polluter not be found. Such events can blight a property, impose major costs and cause considerable distress.
This risk can be avoided by purchasing our Environmental Insurance when you purchase a Homescreen or Homebuyers report. Should your client’s property be found to be potentially contaminated this cover will indemnify them against remediation and associated costs (if the original polluter can’t be identified). This insurance safeguards the policy holder for 15 years and any lender for the full term of any charge or mortgage. If you have already undertaken the searches without acquiring contaminated land insurance, we may still be able to provide you with an insurance policy, even if your search was undertaken by another provider; it would depend upon the potential environmental liability issues, their significance and /or if there are any other material facts to consider. The cost of the policy (if available) would be determined by these criteria. There may however be occasions where an insurance policy cannot be offered.
