An environmental site assessment is a report prepared for a real estate holding that identifies potential or existing environmental contamination liabilities. The assessment is often called an ESA and typically addresses both the underlying land as well as physical improvements to the property. ESA’s are generally performed in two stages (Phase I and Phase II), with remediation following in Phase III if warranted.

Phase I Environmental Services:

  • Gathering information about the current and historic use of the site
  • Reviewing environmental information compiled by regulatory agencies and the site owners
  • Physical inspection of the site
  • Interviews with appropriate parties
  • Evaluation of risks to neighboring properties
  • Report preparation identifying sources of contamination

Phase II Environmental Services:

  • Ground and surface water sampling, surface and subsurface soil sampling, soil vapour sampling, collection of relevant plant or aquatic life
  • Above ground or underground storage tank assessment, asbestos- containing material sampling, PCB sampling
  • Environmental contamination modeling for migration potential


Phase III Environmental Services:

  • Remediation specification development
  • Contractor procurement, quote & bid evaluations for remediation
  • Remediation inspection and testing services

Releasing contaminants into the environment from industrial, commercial or institutional facilities may require an Environmental Compliance Approval or ECA from the Ministry of Environment. Contaminants may include particulates, liquids, gases, heat, noise, vibration, radiation etc. Our affiliated consultants are experienced in all aspects of ECA’s to meet your needs.
