Environmental Site Assessments are common instruments for determining the environmental liabilities associated with a property. Site Assessments are routinely requested by developers and lending institutions prior to acquiring land. Assessments are also used for adjusting assets during acquisitions, mergers, and joint ventures.
Property Condition Assessment (PCA)
HydroTech will provide a fully trained and certified inspector to examine the property of interest. The site specific and surrounding properties are assessed. A brief narrative stating the recognized environmental concerns (RECs), completes this environmental investigation. This is HydroTech`s lowest level of inquiry provided to address the innocent landowner defense liability. This Property Condition Assessment (PCA) can generally be provided at a cost starting $500.
Site Review
HydroTech provides a historical review of the property of interest in conjunction with a physical inspection of the property by a certified environmental inspector. The historical review provides an additional level of inquiry, beyond the Property Condition Assessment (PCA), in assessing the past and present integrity of the site and adjoining locations. The Site Review can generally be provided at a starting cost of $600.
Phase I Environmental Site Assessment (Phase I)
HydroTech provides a Phase I Environmental Site Assessment for the property of concern, developed according to the American Standard of Testing Materials (ASTM) standards and guidelines and meets the USEPA’s All Appropriate Inquiry (AAI) rule. This level of property assessment is nationally recognized as a tool used to meet innocent landowner defense, in prevention of CERCLA liability. The Phase I Environmental Site Assessment includes property documentation, local information, historical information, property reconnaissance observation, state & federal agency records review, and recorded interviews. Recognized environmental concerns will be listed within the bound report, in addition to any recommendations for additional investigation.
