The Environmental Site Assessment has become the standard for meeting `due diligence` requirements necessary to be considered an `Innocent Landowner` in property transactions under United States Law. There are 3 Phases: Phase I Environmental Site Assessment consists of a thorough investigation of the current and historical uses of the property in order to determine the potential for environmental risks associated with the property. The Phase I may or may not determine whether such risks are actually present.

A Phase II Environmental Site Assessment consists of subsurface exploration and testing to determine whether the suspected environmental impacts are actually present, and to determine the location and extent of the impacts.

A Phase III Remedial Action may be required when a Phase II identifies contamination above local regulatory levels. A successful Phase III action results in clean-up of he property and case closure.

A Transaction Screen is a low cost alternative to the Phase I ESA for properties which appear to have a low potential for environmental risks. For many smaller properties, a Transaction Screen will provide sufficient information to determine that a full Phase I investigation is not warranted.
