Cameron-Cole provides property development support services for all sizes of projects from normal, single property transfers with little or no known contamination, through complex, multiproperty exchanges involving known pollutants. Our team is a leader and national provider of quality environmental due diligence services, which may be performed prior to mortgage financing, purchase or redevelopment of real estate. The Cameron-Cole team has conducted nationwide and regional environmental due diligence work for many of the more active parties in this market, and has been involved in many highly visible real estate transactions throughout major metropolitan areas of the U.S. Our experience has led us to understand the critical aspects involved in the delivery of environmental services to support missions involving real estate transactions.
Our experience has led us to understand two critical aspects involved in the provision of environmental services to support real estate transactions: timely delivery and communication.
Brownfield Redevelopment — Site characterization, ESAs (Phase I, Phase II, Phase III), risk assessments, including environmental and human health risks
Environmental Site Assessments — Standard ASTM Phase I Environmental Site Assessments, Phase II and Phase III investigations, property condition assessments, regulatory agency negotiations, reporting, and U.S. EPA “All Appropriate Inquiry” guidance
Environmental Risk Management — Our mitigation experts (engineers, waste management experts, hydrogeologists) consult in a risk management role with the client’s risk management team to assist their understanding of environmental impacts and the potential risk these may represent
Building Energy Efficiency Assessments (advanced energy modeling ) — Review of existing conditions, carbon footprint overview, toxic and hazardous materials, off-gassing materials, invasive biological materials (mold, mildew, etc.),water management, site management (e.g., soil erosion, roof runoff, hard paving, heat islands, etc.), environmental air and moisture, and recyclability of existing materials
Asbestos Management and Indoor Air Quality — Asbestos inspections and abatement design, planning, cost estimation and project management, certification, and contractor selection, and health and safety monitoring; indoor air quality (mold, radon, chemicals) assessment and management, design review for structural and mechanical systems, and construction management for IAQ issues and remediation
Property Transaction Support — Divestiture and merger/acquisition environmental support, estimation of remediation liabilities and costs, regulatory analysis of federal and state-specific environmental requirements, consultation regarding technical aspects of environmental insurance products, and building energy efficiency assessments
Site Remediation and Restoration — Full service remediation (design, construction oversight, certification) for impacted soil and groundwater associated with historical manufacturing operations, leaking underground storage tanks, and nonpermitted landfills; management and oversight of building demolition and restoration
Surface Water and Groundwater — A full range of groundwater characterization, remediation, and monitoring services
Waste Diversion — A comprehensive waste management program aimed at diverting waste from landfill to recycling and reuse, and achieving zero waste to landfill – demonstrated to reduce costs and improve performance
