Acquisition Due Diligence Assessments
Green Star has completed numerous environmental site assessments associated with real estate transactions for a variety of industrial and commercial clients. Many of these assessments were completed as part of multi-site project acquisitions associated with national and/or regional companies. Green Star`s site evaluations range in scope from reconnaissance-level characterizations to comprehensive assessments involving facility compliance reviews, subsurface explorations, and various types of environmental sampling. At a minimum, Green Star`s environmental site assessments (ESAs) are conducted in general accordance with the American Standard for Testing Materials (ASTM) 1527-94 guidance document. ESAs conducted following this standard adequately address the issue of due diligence for the responsible or potentially responsible party. In addition to the ASTM standard, Green Star also works with individual clients to develop customized scopes of work that are project or lender-specific.

Regulatory Compliance Assistance

Upon determining that a plan or permit is required, our staff can prepare the appropriate site-specific documents that will bring the client into compliance. Green Star recognizes that not all companies have the luxury of staffing a full-time environmental compliance position, so we fill the position for you. Our team of compliance experts will determine what your specific planning and permitting requirements are. Then we will develop the appropriate plans, submit the correct permit applications, and interface with the regulatory agencies on your behalf. In support of these services, we assist our clients with resolving Notices of Violation (NOV). Petroleum Storage Tank Site Assessment
Green Star offers a comprehensive program for investigation and management of underground storage tank (UST) facilities. Green Star has extensive experience with a wide variety of UST solutions, and provides services ranging from compliance inspections to facility investigations, risk-based assessments, remediation and closure. This knowledge and experience form the basis from which we assess a petroleum storage tank system. The same knowledge and experience is employed in rendering our evaluation of the proper plan of action for each site. We provide our clients with complete solutions to complicated environmental challenges, and assist them in designing programs that will help to prevent future concerns. Remedial Investigation & Design
It is Green Star’s business to answer these and many other questions that may arise when a property is adversely affected by a regulated substance. Green Star utilizes its engineering capabilities to design, implement, and manage cost-effective, turnkey remedial systems for a variety of remedial action operations. Our services range from traditional temporary remedial measures, to the design, installation, and operation of complex long-term treatment systems. Water Treatment Services

Risk Assessments Services
Regulatory agencies responsible for the protection of human health and the environment have come to the practical realization that not all impacts to the environment can be readily mitigated using available technology. They also realize that not all impacts can be cleaned up to non-detectable levels, or background levels, as has previously been required. Risk-based guidelines for environmental cleanup are based on the premise that certain statistically derived levels of specific contaminants may remain in place and not represent a serious health hazard. These guidelines are divided into different categories or standards, depending on the location of the impacted area. Each category requires the application of stringent formulas for calculating whether a particular standard is met. Computerized models of site characteristics, contaminant levels, groundwater data, and the on-going fluctuations in all of these, assist greatly in the process of achieving an appropriate riskbased standard, and thereby obtaining site closure. In more and more cases, computerized models are actually required by the regulating agency.

Databases allow for quick access to site information, and an efficient and cost effective way to provide data for the decision making process. Green Star uses professional computerized data management services to aid clients in the interpretation of site-specific environmental data. Green Star can also create, maintain, update, and meet with management staff to discuss ways of improving database and information quality. This full service option translates to significant cost savings by eliminating the client’s need to budget for any in-house capital expenditures, associated equipment maintenance, employee training, or re-training when a staff member leaves your organization.
