One-Stop Solution
As a business partner walking hand-in-hand with our clients, it is our belief that the responsibilities of NTT FACILITIES, INC. span the entire lifecycle of a building. Starting from a grand design with a wide perspective incorporating the environment and the future, we begin the project planning and design process for the building. Every stage up to completion is planned using a variety of management techniques. In maintenance and operation, not only do we seek to maintain asset value, we also offer progressive facility management services, and we continuously watch over the lifecycle of the building through our refurbishment and renewal proposals. Our technologies have been refined through the continuous feeding back of data from successive accomplishments into our research and development activities. Using the technologies that we have nurtured for over one hundred years, technologies that integrate “ICT”, “Energy”, and “Architecture”, we shall continue to provide consistent support for our clients.
Architectural Desing
Our approach to design is extremely flexible. This is a tradition we have developed over a hundred years, from the time of the old Communications Ministry, through our focus on “Architecture for Businesses” and the design and supervision we have undertaken as the in-house architectural arm within the NTT Group. Through the “joint creative process” based on close communications with our clients, our highly experienced workforce, consisting of over 700 1st class registered architects and specialist staff, submit a proposal that will give physical form to the client´s mental picture and satisfy the client´s expectations. Making full use of the latest communications infrastructure, environmental, energy saving, disaster prevention and security technologies, and our diverse achievements and expertise in the construction of office buildings, telecommunications facilities and commercial buildings, we will continue to realize attractive architectural spaces that will become the assets of our society. As the best possible partner for our clients, we undertake comprehensive business environment design in order to provide the maximum support for the success of their businesses.
Environmetal Equipment Design
The “NTT Group - Green Design Guidelines for Building” were defined and put into effect before the Comprehensive Assessment System for Building Environmental Efficiency (CASBEE) came into being. Furthermore, with the introduction of the “Green Integration” concept, we aim to realize environmental efficiency and cost efficiency through our comprehensive approach to environmentally aware buildings, equipment and energy. One achievement derived from this approach is “ACORDIS”, an air-conditioning installation for ICT devices. This installation received recognition for its design, which incorporates the resourceful use of natural energy, and its system architecture, carefully designed with resource recycling in mind, and received the Prize of the Architectural Institute of Japan in 2006 (Building Engineering Division). The proposals we submit to our clients offer equipment design with excellent economic efficiency while also incorporating environmental requirements.
Structural Design
Business Continuity Planning (BCP) is one of today´s central issues, and the structural design of a building plays an important role in this arena. In Japan, where natural disasters such as earthquakes frequently occur, disaster prevention is a key issue. NTT FACILITIES, INC. possesses disaster prevention technologies nurtured through our experience in maintaining NTT´s telecommunications services, which cannot allow a single instant of service cessation. We can improve the reliability of information and telecommunications services while minimizing the effects of an earthquake through high performance seismic isolation structures. Our disaster prevention technologies, which have received numerous academic awards and been incorporated into government operated disaster preparedness centers, are highly rated in all sectors. Our experience in over 6,500 cases of seismic diagnosis and seismic reinforcement allows us to incorporate accurate consultancy services in our design processes. We provide our customers with proposals for safe structural designs that utilize our unique and comprehensive disaster prevention technologies.
Develpment/Planning
For many years, we have undertaken wide ranging development and planning, from city development to building design, and we believe that the maximum utilization of the potential of a site is our mission. To this end, we analyze the site and the market from a variety of perspectives not least of which is the perspective of the business operator. From these analyses, we are able to draft optimum plans which accurately reflect the diverse needs of the client. Extensive examination and analyses of these plans are then conducted to further refine the ideas and designs. The basic design plans, cost plans, etc, are then integrated to create a unique project. In city development, we place importance on contribution to the region from the social perspective, while for buildings the emphasis is on comprehensive consultancy services that include cost considerations. We strive to accommodate our clients´ needs through our wealth of experience backed by solid technologies and our flexible approach.
Optimal cost Design/Construction Control
An architectural project keeps a firm focus on the operational term of a building which will span many decades. Accurate cost control is an important factor in the realization of high level habitability, reliability and environmental efficiency. Consequently, beginning with architectural estimate appraisers, we have formed optimal cost design/construction control teams consisting of licensed specialists from all fields. In addition to our extensive knowledge and skills backed by our track record, the lack of affiliated materials companies, etc, affords us neutrality which in turn allows us to manage project budgets and achieve reasonable costs. With our high domestic and international telecommunications capabilities, we are able to maintain close communications with our clients and achieve reasonable total-cost over long-term operation. In this way, we offer satisfactory and safe architecture to our clients.
Project Management / Construction Management
Numerous parties are involved in the execution of an architectural project, and the management of these parties requires considerable time and effort. As a support service, our clients are given assistance in reducing this time and effort through our Project Management (PM) professionals. Execution of the project in line with the initial work program is ensured through the unified management of “Time”, “Cost” and “Quality”. While PM covers the management of the overall project from a business operator perspective, Construction Management (CM) keeps an eye on construction activities. As on-site operations are complicated and specialized, processes and costs as well as functionality and quality that may be less than transparent to our clients are clarified by our Construction Managers (CMr). Our early adoption of CM allows us to provide efficient and accurate management and coordination services and protect our clients from unseen losses.
Facility Management
Facility Management (FM) is a service provided by NTT FACILITIES, INC. which treats facilities such as land, buildings, equipment, environment, etc, in the possession of the client as assets, which are then effectively utilized in the interests of our clients´ operations. For one hundred years we have undertaken the unified management of 35,000 facilities and 30 million square meters of land. Based on the unique technologies and knowledge derived from this track record we are able to optimize facilities and achieve efficient utilization from a business management perspective. Our FM services, which achieve a “comfort” not immediately apparent, realizes improvements in economicncy, “unctionality”, “productivity” and “comfort”, as well as establishing healthy management and operational structures. As specialists in facility management, we can propose a variety of methods for efficient facility utilization. We provide total management and business support for our clients.
