Phase I Environmental Site Assessment (ESA)
A Phase I Environmental Site Assessment (ESA) is generally the first step in identifying potential environmental liabilities that may be associated with a property. This typically includes a review of present and historical activities at the site, historical aerial photographs and maps, interviews with knowledgeable employees, and a site reconnaissance visit.
Phase II Environmental Site Assessment (ESA)
The objective of a Phase II Environmental Site Assessment (ESA) is to determine the nature and extent of environmental impacts at a site through an intrusive sampling program, often as a result of recommendations submitted in the Phase I ESA report.
Site Remediation
S2S Environmental has extensive expertise and experience in environmental remediation, and provides a full range of services from excavation and offsite disposal to in-situ treatment at the property. We have been involved in the successful remediation of properties with contaminants ranging from petroleum hydrocarbons (former gas stations and heating fuel in underground storage tanks USTs) to dry cleaning solvents to heavy metals. S2S Environmental also has experience in working with financial institutions in ensuring their requirements are met to release any hold backs that may have been set aside pending successful remediation.
Compliance Audits
S2S Environmental conducts compliance audits to evaluate an organization’s level of compliance with environmental statutes, regulations, local laws and other established criteria. Organizations can use compliance audits to demonstrate due diligence, to serve as an early warning of potential environmental problems, and prioritize their environmental upgrades. The methodology employed by S2S Environmental is based on the Canada Standards Association`s (CSA) Z-773-03 Environmental Compliance Auditing document.
Indoor Air Quality
Indoor Air Quality (IAQ) is becoming an increasingly important occupational health and safety issue and has a direct impact on increased healthcare and building operation costs, as well as lower productivity and overall employee satisfaction. There are a numerous factors that cause an impairment of IAQ including poorly maintained ventilation systems, dust, mould, and chemicals in building materials and furnishings, as well as the level of air tightness of a building. S2S Environmental has extensive experience carrying out IAQ investigations in a wide variety of settings and has worked successfully on our client’s behalf to ensure workers are properly informed of the testing being carried out and solutions proposed including union environments.
Asbestos Management
The common use of asbestos-containing materials (ACMs) in construction generally ceased voluntarily in the mid 1970s; however, ACMs are known to be present in buildings constructed as late as 1986. Further, asbestos is still utilized in the manufacturing of some vinyl floor tiles and cement products (i.e., Transite piping and panelling). As of November 1, 2005, an updated asbestos regulation (O. Reg. 278/05 made under the Occupational Health and Safety Act) came into effect requiring an ACM survey be completed for buildings. S2S Environmental has conducted hundreds of ACM surveys across Canada and we routinely coordinate the repair or replacement of ACMs because of damage or as part of building renovations and demolition. S2S Environmental also provides asbestos awareness training to property managers or other interested parties either by web broadcast or at our client’s facilities.
