The extensive experience of Sterling IAQ has enabled the development of a comprehensive proprietary Pro-active Indoor Air Quality (IAQ) Management Program. The Sterling IAQ Pro-active Indoor Air Quality (IAQ) Management Program is designed to build on and be integrated with the existing Operations and Maintenance programs in many different types of buildings and workplaces.

Building tenants and employees are more and more aware of the health and comfort issues that can be caused by environmental conditions inside buildings. While symptoms such as eye, nose and throat irritation, headaches and fatigue are common, widespread serious health impairment has yet to be linked to indoor air quality. In fact, most IAQ concerns are about comfort conditions, particularly stale and stuffy air, less than ideal temperature conditions and unpleasant odours. Health & Safety regulations are being updated to require the employer to complete an investigation when an indoor air quality complaint is received.

Indoor Air Quality (IAQ) is one of the most complex challenges facing the building industry today. Of all potential IAQ concerns, mould (mold) and moisture combined are by far the most serious of the IAQ challenges facing the building management and construction industry today. In fact Volume 2 of the Barrett Report (on leaky condos) determined that mould (mold) and moisture resulting from building envelope failures can impact both the structural durability of the building and the health of both the building occupants and the construction workers.

Managing buildings or real estate requires a high level of due diligence. Parts of those requirements include the need to develop an up-to-date and accurate inventory of the asbestos containing materials. This is not only required to be completed prior to demolition but it is also required for managing existing buildings.
