Phase I & II Environmental Site Assessments (AAI)

Under the Comprehensive Environmental Response, Compensation, and Liability Act (CERCLA), purchasing, or even leasing commercial real estate subjects the buyer/lessor to the environmental liability that exists at the property. Implementing proper Due Diligence prior to the purchase or lease, affords clients the legal protection of an `innocent landowner defense.` Trileaf performs Phase I Environmental Site Assessments in accordance with All Appropriate Inquiry (AAI), ASTM, the industry, and the current legal standard of Due Diligence.

NEPA Permitting Services

Standard Procedure: The requirements to complete NEPA Reports for wireless towers can be very complex and often vary widely from state to state. Trileaf`s standard procedure is to complete the required site visit and send agency letters within 15 business days of receiving a site. Trileaf performs preliminary research on the endangered species, Native American tribes, wetlands, flood plains, wilderness areas, wild life preserves , archeological and historical architectural issues. This allows Trileaf to provide information on site viability prior to receiving response from applicable agencies.

UST Investigation Services

Owners and operators of Underground Storage Tanks (USTs) have numerous obligations closely regulated by State or Federal regulatory authorities. Furthermore, removal/closure of USTs is likely required if removed from service for more than one year. Trileaf has performed numerous UST closures throughout the Midwest states.
