Asbestos Management Services

Given the wide spread use of asbestos in building materials in the 20th century, the management and abatement of asbestos-containing building material (ACM) has become an important part of real estate management and redevelopment. Accurate delineation, abatement planning and oversight, and reporting are necessary to satisfy not only the requirements of lending institutes, but the law. WESTECH Environmental Solutions assists property owners, real estate developers and financial institutes in identifying and managing ACM. Proper management of asbestos can result in considerable savings to the client.

Brownfield Assessments and Remediation Oversight

Many states have adopted "Brownfield" remediation programs through which private parties are offered financial incentives or regulatory immunity to undertake clean-up of contaminated property on a voluntary basis; that is, without the burden of regulatory enforcement actions by the state agency. WESTECH Environmental Solutions state-certified professionals are qualified to assist clients in working through state-specific voluntary action programs. WESTECH offers the following Brownfield remediation services: Environmental Due Diligence. Asbestos and Lead Paint Sampling and Abatement Oversight. Hydrogeologic Site Assessments. Risk Assessment and Risk-based Corrective Action. Remedial Design and Implementation. Storage Tank Management Services.

Environmental Due Diligence (Phase I, II & III)

Over the past two decades, awareness of what constitutes an environmental hazard forces owners, developers, and lending institutions to examine past land use practices to determine whether a potential hazard exists. WESTECH Environmental Solutions help sellers, purchasers, and lenders estimate the extent of their possible exposure by performing an environmental site assessment (ESA) prior to conveyance. The purpose of the assessment is to evaluate the potential for environmental contamination at the site. Conducting an ESA early in the planning process can help to eliminate unpleasant surprises and unexpected costs.

Hydrogeological Site Assessments

Assessing the extent of chemical contamination in the subsurface soil and groundwater is often a critical and defining step in the process of property inspection. WESTECH Environmental Solutions geologists and environmental scientists provide the field experience and technical expertise needed to investigate the extent of contamination problems.

Indoor Air Quality Services

Indoor air quality issues, including mold, have the potential to effect the health of building occupants or inhibit the sale of a property. Indoor air quality can be reduced/affected by a number of particulate, chemical and biological elements. WESTECH Environmental Solutions industrial hygienists and technicians have knowledge and experience that enable them to identified potential concerns and, if needed, develop sampling schemes, conduct the sampling and interpret the results. By addressing indoor air quality. Indoor air quality issues that are encountered include: Carbon monoxide, carbon dioxide. Sewer gas (methane, hydrogen sulfide). Lack of fresh air intake. Building material off-gassing. Mold.

Lead Management Services

Lead-based paint is often found in homes and multi-unit residential buildings built before 1978. Paint chips and lead dust can both contribute to adverse health effects in children and adults. Lead-based paint that is in good condition, does not typically represent a hazard. Proper management of lead-based paint can result in considerable savings to the client. Services provided by WESTECH Environmental Solutions to assist clients in managing lead based paint includes: Lead-based paint surveys. Lead-based paint hazard assessments. Lead-based paint risk assessments. Post remediation clearance testing.

Remedial Design & Implementation

The process of property remediation involves designing, installing, and sometimes, maintaining clean-up or remediation programs for contaminated soil, groundwater, or surface water. WESTECH Environmental Solutions knows that each site is unique and that many factors, including the intended use of the property and prevailing laws and regulations, must be considered before settling on the most appropriate remedial action.

Storage Tank Services

Federal regulations require that owners of underground storage tanks (UST) comply with the December 22, 1998 deadline for upgrading UST systems to incorporate leak detection devices, among other requirements. WESTECH Environmental Solutions can assist an owner/operator with development of a tank management program to address USTs not in compliance with federal regulations. In addition, WESTECH can assist a developer or purchaser in making a determination as to whether USTs were abandoned on a property and if the operation of these USTs has adversely impacted the property.

Wetlands Assessments & Delineation Studies

Federal and state regulations addressing the protection of natural resources affect new land developments or the expansion of an existing one. Section 404 of the Clean Water Act requires assessment of properties for the presence of wetlands prior to initiation of land-disturbing activities. If wetlands are present at a site, this can have a profound effect on the viability of the development project. The accurate determination and, if present, delineation of wetlands is an essential and critical part of the development process. To comply with these regulations, WESTECH Environmental Solutions ecologists can perform the following wetland assessment services: Preliminary assessment for wetlands. Routine wetlands determination by assessment of hydrology, wetland plants (hydrophytes) and soil type. Wetlands delineation. Coordination of jurisdictional determination by the US Army Corp of Engineers.
