Asbestos is any of a number of naturally occurring, fibrous minerals that have insulating and fireproofing properties. Asbestos was historically used in the manufacture of a wide array of construction products and materials, including insulation, floor and ceiling tile, cement tiles, siding and roofing materials, and more.

When asbestos-containing materials are disturbed, they may release asbestos fibers into the air. When inhaled, these fibers become trapped in the lungs and body, where they can cause serious and aggressive health consequences. Asbestos exposure is known to cause disabling or fatal lung disease (asbestosis) as well as cancers including lung cancer and mesothelioma.

While it’s rarely used in manufacturing today, asbestos was widely used for decades and is very commonly found in Chicago buildings dating from the 1970s and earlier.

Asbestos presents a serious human health hazard. While the substance is not yet banned in the U.S., EPA and OSHA regulations require asbestos remediation and/or removal before building demolition. There also are regulations requiring asbestos inspections in schools and government workplaces to protect workers and students.

Additional laws may also apply to your industry or in your local area. For example, Chicago’s City Code 11-4-2150 - 11-4-2190 requires completion of the federal asbestos NESHAP form prior to the demolition of any residential building with two or more units, as well as commercial or industrial buildings.

Even in cases where asbestos inspection is not legally required, many property owners proactively choose to pursue it due to the grave danger to human health this substance represents.
