The Development Division is engaged in a broad range of Projects across the Development Industry in Scotland. For many years land has featured strongly as one of the main assets of I & H Brown. Land and Property continues to play a vital role to our on-going operations. Investment by the Development Division in new opportunities will play a key role in the future of the business going forward. Our Development Team can draw on a wide range of technical expertise and our established partnerships with leading industry professionals continues to contribute to our success.
We promote a diverse portfolio of land and property for commercial and residential development. Our engineering and development experience together with our knowledge of the planning process ensures that we are well placed to tackle even the most complex development proposals.
Providing solutions to complex development sites and adding value through our knowledge is at the heart of all our projects. We are currently involved with a range of development sites ranging from 2 acres to almost 200 acres. Each site presents its own challenges in terms of technical solutions and in achieving planning consent.
Critical to the success of every project is the requirement to achieve a viable financial strategy. Financial strength and commercial awareness underpins all our projects and it is these attributes that drive all our business decisions.

I & H Brown are well placed to tackle complex brownfield land opportunities. We have extensive experience in de-contamination and remediation of land and the ability to clean up sites to the very highest standards. This allows us to fully assess and overcome risks whilst reducing development costs. Our unique approach allows us to work with landowners to eliminate ongoing environmental liabilities whilst securing a commercial end use.
We are currently promoting several Strategic Land Projects on Company owned land and on land held under option. This promotion is primarily for residential development led schemes and considerable successes in recent years has seen the number of owned house plots increase to almost 2000 plots (either with planning consent or zoned for development).
Tighmor, the housing brand of I & H Brown has successfully completed housing developments across a range of mainly rural locations creating award winning country homes. In recent years however this activity has largely ceased due to market conditions. The company owns residential development land on which site starts are currently being programmed.
In addition to our own residential development opportunities one of our main business objectives is to work towards servicing our own consented landholdings to facilitate sales of serviced housing land to the market.
We are currently progressing a number of significant development opportunities either on our own or with key partners. These opportunities cover a range of uses from student accommodation projects, affordable housing projects and mixed use developments.
Project Profile - Dundee, East Kingsway
For a number of years the former ABB factory had lain vacant and run down at a prominent location in Dundee. The scale of demolition required and known contamination problems required a comprehensive and systematic approach to tackle the sites historic legacy.
Prior to site acquisition from ABB all demolition and site remediation strategies were agreed and consents obtained from the relevant regulators. Following acquisition work commenced immediately by our own skilled workforce. Demolition, site clearance and full remediation was completed ahead of programme in 6 months with the site ?signed off? by Dundee City Council as per the agreed remediation strategy in just a further 3 months.
I & H Brown made this site happen by utilising our experience and working knowledge of complex brownfield problems. The result is a clean, remediated site ready for development.

Project Profile - Dunfermline, East and West Baldridge Farm.
The company has been promoting the idea of housing development on land to the North of Dunfermline for some years now. The company owns land in this area which has been used for agricultural purposes. In January 2009 the company purchased a further area of land extending to circa 90 acres lying immediately adjacent to existing landholdings.
The company then embarked on a more focused promotion of this land setting out development proposals and consulting widely with the local community. Extensive submissions were made to Fife Council outlining how this land could be developed. Scoping Reports covering environmental impacts and economic benefits were also compiled.
In June 2009 Fife Council issued a Development Framework setting out preferred areas for the development of Strategic Land Areas. This document identified circa 150 acres of land in the ownership of I & H Brown for development and the allocation has now been included in the Local Plan. We are now in the process of submitting planning applications for the first phases of development.
Project Profile - Banknock, Strategic Initiative Residential Regeneration.
The Development Division have secured planning permission for a housing and retail project in Banknock. The 67 acre development site lies immediately to the west of the M80 Banknock & Haggs junction and north of the Kilsyth Road.
The Planning procedure was hampered by complex traffic issues, these were overcome by negotiating control over land required to upgrade the east and west M80 slip roads and to create new site access solutions.
We will now conclude Section 75 agreements with a view to making a first phase detailed planning application for around 50 houses with associated infrastructure.
This is a significant step forward for our Banknock project and allows us to start to work in partnership with housebuilders to secure a site start.
