Phase I Environmental Site Assessment

AirQuest provides lenders, buyers, and sellers ASTM Designation:
E 1527 Phase I Environmental Site Assessments (Phase I). The scope of Phase I includes:

At the request of the client, AirQuest can integrate Non-Scope Considerations into the Phase I report. Although such Non-Scope Considerations are beyond the scope of the ASTM Phase I Environmental Site Assessment process, these issues may represent a Business Environmental Risk to be considered prior to property listing or acquisition. Non-Scope Considerations that may be integrated into Phase I include:

Transaction Screens

There are many situations that do not require the vigorous
due diligence investigation that is performed as part of a Phase I.
In such instances, a transaction screen in accordance with ASTM Designation: E 1528 is more appropriate. The transaction screen process provides the framework for a potential purchaser to conduct
a due diligence investigation at a reduced cost and scope. AirQuest routinely provides transaction screens in such circumstances to save the client’s time and money. The scope of the transaction screen includes a site inspection, completion of the transaction screen questionnaire and database review. The findings are presented in a report that determines if further investigation (such as a Phase I) is warranted.

Phase II Environmental Site Assessment

AirQuest assists lenders, owners, and potential purchasers in evaluating potential impacts to the environment through the Phase II Environmental Site Assessment (“Phase II”) process.

The scope of the Phase II will be determined by site-specific conditions and concerns and may encompass one or more of the following:
