It is a provision of the Workplace (Health, Safety and Welfare) Regulations under the Health and Safety at Work etc Act 1974 to ensure that mechanical ventilation systems are regularly and properly cleaned such that the air inside the premises is equal to or better than the air outside.

The COSHH (Control of Substances Hazardous to Health) Regulations may apply where chemicals may have been introduced in to the building ventilation systems during routine maintenance or cleaning.

The frequency of cleaning is subject to the results of indoor air quality assessment and there are no standards governing this; however it is widely accepted that regular cleaning and maintenance reduces the likelihood of ‘sick building syndrome’.

In addition, those responsible for building maintenance have a duty to ensure that such systems are maintained in a way as to reduce the risk from fire.
