Phase I Environmental Site Assessment (ESA)

The typical scope of work includes:

• a review of current information and historical records (for example chain of title, aerial photographs, municipal directories, and government records);
• the completion of a visual site inspection to identify potential concerns (for example an underground storage tank or evidence of a spill);
• interviews with knowledgeable persons (typically the owner, tenants, and regulatory agents); and
• preparation of a report documenting the findings, conclusions, and recommendations arising from the study.

A Phase I ESA does not include the collection or laboratory analyses of samples of soil, groundwater, or other materials; these activities are associated with Phase II Environmental Site Assessments.  

Terrapex`s Phase I ESAs are typically completed to meet the requirements of CSA Standard Z768-01, and will satisfy the requirements of O.Reg. 153/04 for obtaining a Record of Site Condition.
