Environmental site assessments are conducted to assess past and present land use practices, site operations and conditions, and to identify the potential presence of hazardous substances (including hazardous wastes and/or petroleum products) on or adjacent to the Project Site, which could impose an environmental liability on the Project Site

Phase II Environmental Site Assessments (ESA) entail sampling and testing for potential contaminants. It can encompass a wide variety of potential contaminants in different sampling media including soil, groundwater, surface water, or soil vapor. A Phase II ESA should always be based on the site-specific findings discovered in a Phase I ESA.
