Property Condition Reports Services
Property Condition Reports are most commonly utilized by lenders as a third party report and are completed to the ASTM E2018-08 Property Condition Report Standard. EBI Consulting’s Property Condition Reports are primarily used to assist lenders with mortgage financing; however, investors, owners, Home Owners Associations, operators, and property managers frequently complete Property Condition Reports to assist with their understanding of the property under consideration, ownership or management.
Property Condition Reports ascertain the current condition of a Subject Property and provide opinions of probable costs for Immediate Repairs, Short Term Repairs or Replacement Reserves to repair and/or maintain the property during the anticipated loan, hold, restructure, or ownership term. EBI will conduct a site survey with photo documentation, interviews with property management or owners, interviews or document retrieval from municipal parties with authority over the property, reviews of available municipal or management plans, and reviews of available documents regarding material code violations or capital improvements.
