Phase I Site Assessments Services
LFI conducts Environmental Site Assessments (ESAs) throughout the United States for public, private, municipal, and institutional clients and has a clear understanding of the environmental due diligence process. LFI maintains an open dialogue from project beginning to end to provide meaningful results in a clear, concise format.The threat of litigation over damage to the environment or human health and the potential for significant remedial action costs are very real concerns during any property transaction. Because of the time-sensitive nature of this process, LFI will notify you promptly of any “red flag” issues, rather than waiting until final report development to address them. With LFI you’ll never be left in the dark.
Brownfield Redevelopment Services
The US EPA defines brownfields as real property, the expansion, redevelopment, or reuse of which may be complicated by the presence or potential presence of a hazardous substance, pollutant, or contaminant. Cleaning up and reinvesting in these properties protects the environment, reduces blight, and takes development pressures off greenspaces and working lands. LFI has been selected by communities and economic development agencies to administer brownfields redevelopment grants from the U.S. Environmental Protection Agency. LFI’s services include identifying and assessing brownfields within the communities, completing Phase I and Phase II environmental site assessments and delivering results. Each project generates data in the form of assessment reports, laboratory results, assessment and tracking maps, community input, geolocated photographs and field notes.
Asbestos Surveys and Abatement Oversight Services

We have some of the most experienced asbestos experts in the industry.Our team will assist you throughout the entire process, including identification and removal or management of asbestos containing materials (ACM), navigation through the complex regulations, and meeting government agency requirements.
Soil and Groundwater Remediation Services
Linebach Funkhouser has the experience and knowledge to develop site specific, cost-effective remedial approaches for the remediation of soil and groundwater contamination associated with petroleum, chlorinated solvents, and metals contamination. Based on the contamination identified and the end use of the project, the remedial measures Linebach Funkhouser has utilized range from complete treatment of the groundwater plume, to in-situ soil treatment, to the excavation and disposal of the impacted soils.
Risk-Based Site Management Plans Services
LFI has developed Risk-Based Site Management Plans for both public and private entities across the country. Site Management Plans present measures to minimize risks associated with residual contaminants in site media. The measures are designed to control site activities that could potentially interfere with the effectiveness of a remedy (i.e. site cap) or increase the extent of residual contaminants.
Facility Demolition Bid and Spec. Documents/Oversight Services
There is more to demolition than just knocking the building down. Local ordinances and state regulations usually require pre -notification and permits before demolition can begin. Materials such as asbestos and lead - based paint, if present, must be addressed. LFI can be your partner in preparing bid and specification documents so you can select the right demolition contractor, address all the environmental issues, and have an expert oversee the entire project to ensure that it is done right.

LFI’s professionals are recognized experts in environmental assessment and remediation. We give talks, teach workshops, and provide field training on both of these disciplines. Our professionals have conducted projects in over 30 states and 9 US EPA regions, including several state Voluntary Remediation Programs. Release Notification & Assessment: LFI partners with tank owners to ensure the efficiency of the entire notification and assessment process.Risk -Based Corrective Action Closure (RBCA) LFI optimizes impacted site closure activities, maintains the property’s highest use, and minimizes the corrective action costs. Our goal is to secure “No Further Action” status for the site.
