Real Estate Due Diligence
Environmental Site Assessment
An Environmental Site Assessment is conducted to identify potential environmental concerns related to on-site and off-site activities. A phased approach allows the clients to maximize the information obtained while minimizing costs. Nova begins with routine research and on-site reconnaissance. Subsequent phases of investigation further define areas of concern and evaluate corrective actions.
Phase II Subsurface Investigations
Upon identifying environmental concerns related to on-site and off-site activities at a given property, Nova will often recommend a subsurface investigation to further evaluate the effect of the environmental concerns identified to subsurface soil, soil vapor and/or groundwater and any resulting risks to human health or the environment. All investigations are implemented in accordance with applicable local regulatory requirements.
Construction Document Review and Loan Monitoring
Nova provides Construction Document Review and Loan Monitoring services to numerous mortgage and construction lenders across the country. Services are provided for multi-family residential, commercial, and industrial facilities.
Building Science
Nova has experienced professionals that provide Building Science consulting for existing facilities and new construction projects. Health and Safety
Asbestos Management
Nova’s group of asbestos professionals is dedicated to consulting, testing, and control design for asbestos containing materials.
Lead-Based Paint Management
The professional staff at Nova includes Certified Industrial Hygienists, licensed lead inspectors and supervisors, certified abatement project designers, and registered professional engineers and architects. Nova professionals are trained at the National Institute of Occupational Safety and Health (NIOSH), and the Midwest Center for Occupational Health and Safety. Nova staff members are experts on new lead-based paint regulations for residential properties. We have completed numerous lead projects following HUD/FHA, HUD/EPA, Fannie Mae, Freddie Mac, and other lender specific requirements. Nova professionals routinely work with clients to meet federal and state requirements for lead-based paint.
Indoor Air Quality
Nova has significant experience in performing Indoor Air Quality (IAQ) evaluations, monitoring IAQ remediation projects, developing corrective engineering procedures, employee training, and performing periodic audits. Sampling and testing can be performed to measure exposure to airborne microbiological contaminants, chemical hazards, or excessive noise or heat. Evaluations may also entail an analysis of building operations to develop strategies to control air quality, including ventilation systems, modifications to processes and products.
